Šancová 34 is an upcoming project for a comprehensive renovation of an older townhouse in the centre of Bratislava. The 1900 building is to be converted into an urban hostel with a capacity of approximately 120 beds; the goal is to preserve the historic core and the urban character of the house and at the same time bring it technologically to the level of contemporary sustainable operation.
The building underwent a larger renovation roughly in the post-war period and has since been maintained rather than fundamentally modernised. The project therefore calls for a comprehensive renovation: preserving the perimeter walls and the historic foundation, fully renewing internal structures and technologies, adding another floor and creating a modern hostel product for Bratislava.
The hostel will focus on short-term urban stays in Bratislava without F&B or retail operations. It will include a work / coworking space for guests — not a separately rentable coworking, but an internal guest zone.
Bratislava lacks modern mid-segment hostels. Šancová 34 targets exactly this gap — with a lean operation without F&B and retail.
Šancová is one of Bratislava's main city arteries and naturally connects the historic centre, the main railway station and the Nové Mesto and Staré Mesto districts. For a city-stay hostel it is a practically ideal address — walking distance to the centre, excellent public transport links, easy access to the train and bus stations for arrivals from Slovakia and abroad.
Bratislava has long suffered from a shortage of quality mid-segment hostels. The market offers either very cheap, worn-out hostels or 4★ hotels in a completely different price bracket. Šancová 34 targets exactly this gap — a modern design hostel with 120 beds, a work zone for digital nomads and a clear identity.
The architectural study (Ing. Tomáš Baroš, PhD. & Ing. Denis Konovalov, Innofacility & Arch. Studio s.r.o., 11/2025) proposes a renovation of the street façade with preserved historic elements, a new courtyard façade with a green wall and a glazed atrium, a modern reception, a bar/social zone and a coworking/conference room. The goal is a building that retains the city's memory while offering a 21st-century experience.
The deliberate decision not to include in-house F&B and retail simplifies permitting, lowers fixed costs, removes staffing risk and gives guests more reasons to explore the surrounding city gastronomy. The hostel will work as a pure accommodation brand with a carefully designed check-in / stay / check-out flow.
The technology layer (PV on the rooftop addition, batteries, heat recovery, heat pumps, smart metering, self check-in) is set up so that operations with 120 beds are efficient in terms of staffing and energy — a decisive factor for the margin of an urban hostel.
