Innovation & AI in our buildings
Smart home, AI-driven energy management and digital operations — wherever it makes sense for the purpose of the building, the guest and the project economics.
Modern technology is a tool for us, not a marketing line. In projects where the character and use of the building allow it, we integrate smart home, AI energy management and digital operations as standard. In heritage renovations we deliberately hide or scale back technology — a traditional house should remain a traditional house. Years of running our own properties tell us what genuinely improves guest comfort and ROI, and what is just an expensive toy.
Smart home as default
Voice control of heating, lighting, blinds and appliances. Pre-set stay scenarios — night, sleep, wake-up, offline mode. Guests and owners control the house naturally, without having to learn an app.
AI energy management
Predictive control of heating, photovoltaics and battery storage based on weather, occupancy and electricity tariff. The goal is simple — minimise the building's operating cost without compromising comfort.
AI in hospitality operations
Self check-in, dynamic pricing, automated multilingual guest communication and anomaly detection in utility consumption. The operation runs even when nobody is at reception.
BIM and AI in pre-construction
Digital twin of the building, budget and clash control before the first excavation. AI tools in design, photographic site documentation and transparent reporting back to the investor.
The principle behind every decision
We add technology only where it makes economic, energy and operational sense, and where it fits the character of the building. For heritage objects, less is more — modern controls are hidden so they don't disrupt the atmosphere. For new builds and hospitality projects we go to the edge of what is available today and, in many areas, ahead of the Slovak market standard.
What we actually integrate
- Voice control and stay scenarios (night, sleep, wake-up, offline)
- Predictive control of heating, PV and batteries by weather and tariff
- Self check-in, smart locks and digital keys for guests
- Dynamic pricing and multi-channel reservation management
- AI guest communication — multilingual, 24/7
- Per-unit smart metering with anomaly detection
- Central dashboards for owners and operations
- BIM models and digital twins for design and maintenance
Frequently asked questions
Do you add smart technology to every project?
No. In heritage renovations we deliberately scale technology back or hide it to preserve the character of the house. In new builds, hospitality projects and apartments, smart control is the default.
Who builds your AI and smart home systems?
We combine proven industrial platforms with our own integration. The goal is a system that runs reliably for years and can be operated by a regular guest or owner — not only by an IT specialist.
Can this be retrofitted into third-party buildings as well?
Yes. As part of operating apartments and buildings we did not build ourselves, we can add self check-in, dynamic pricing, smart metering and a portion of the energy management without touching the load-bearing structure.
