Cassovia Hostel is a textbook case of phased restoration of a historic building in the centre of Košice. Phase 1 already provides functional urban accommodation in the historic core, while later stages unlock the potential of the cellars, attic and rooftop.

This is not merely a renovation but a careful return of life to a building that demanded a technically demanding and responsible approach. Stabilisation began in 2023, right after acquisition. The structural defect required expert assessment and a solution that was safe, feasible and respectful of the building's historical value.

Phased development means part of the building generates revenue while the next phases are still under construction — the project is built on real data, not on assumptions.
Context, strategy & details

Mäsiarska 58 lies inside the Košice Urban Monument Reserve, minutes from St. Elisabeth Cathedral, Main Street and Hrnčiarska. It is one of the prime addresses for urban tourism in eastern Slovakia — short stays, weekend visits, conference guests and international backpackers.

Eastern Slovakia has long lacked quality hostels in the price band between the cheapest private rooms and 4★ hotels. Cassovia Hostel deliberately fills that gap — combining a historic setting, premium common-area design and an affordable bed price. The segment grows above average and is the most resilient to seasonal swings.

Phased development was a deliberate choice. Instead of waiting years for full completion, part of the building went live as soon as technically and safety-wise possible. It generates cash flow, builds reviews on Booking and Hostelworld, validates the product on the market and helps fund the next stages.

Phase 2 — the cellars and underground spaces — carries key strategic value. Vaulted historic cellars are in extremely high demand in Košice for bars, wellness and social programming. These spaces will sharply differentiate the hostel from mainstream competition and lift the average bed price.

Phase 3 — roof extension and rooftop — will close the target capacity of around 150 beds and open up a rooftop terrace overlooking the historic centre. The result is an integrated product combining hostel, bar, wellness and community space under one roof.

Project phases

Phase 1 — completed

Functional hostel operation with around 60 beds. Opened in November 2025.

02

Phase 2 — under construction

Renovation of underground spaces and cellars. Once finished, this will add communal areas, a bar, wellness and a back-of-house for the hostel's social and community programme.

Phase 3 — in permitting

Renovation of the roof, attic and related roof elements. Once finished, the building should reach total capacity of around 150 beds.

01Background

A historic building in central Košice with an exceptional location but also a serious structural defect and a complicated technical condition.

02Approach

Restoration split into phases so that part of the building can enter operation as soon as possible, while the more demanding interventions proceed expertly, safely and respectfully of the building's historical value.

03Outcome

Phase 1 is complete and the hostel is operating. Phase 2 is under construction and will add communal, bar and wellness facilities. Phase 3 is heading toward permits and target capacity of around 150 beds.
