Moravica / Jánsky Resort in Liptovský Ján is a project we selected as a model example of the operational concept we have long been focused on in the accommodation segment: unified management of the pension section and apartments of individual owners under a single operating brand. The project is in the preparation phase with active negotiations.

The condo-hotel model — a pension section plus apartments of individual owners under one brand — enables capacity growth without capital investment and a stable yield for owners with no operational worries.
Context, strategy & details

Liptovský Ján is one of the most sought-after wellness and mountain destinations in the Liptov region — combining a thermal spa, the Low Tatras, Demänovská Valley, Jasná and quick access to Liptovský Mikuláš. For family and wellness stays it is an address with year-round demand, an ideal environment for an apartment business model.

The resort structure matches what we focus on as an operator — a pension section complemented by apartments owned by several individual owners. The so-called condo-hotel or unified property management model is common abroad, but still rare in Slovakia — which is precisely why we see room for professionalisation here.

For apartment owners, the main value of this model is hassle-free operation: no booking system, cleaning, reception, marketing, OTA communication or accommodation administration to deal with. The owner receives regular yield, transparent reporting and personal use of their apartment under agreed rules.

For the operator, the advantage is expanded capacity without capital costs, a unified standard and a stronger negotiating position with distribution channels and service suppliers.

This project also represents the type of cooperation we offer to other apartment resorts and owners in tourist-attractive locations — from Liptov through the Tatras to urban destinations.
