Larix Wellness Guesthouse Blatnica is a sensitively restored historic country house from 1817. The renovation ran from October 2023 to summer 2025 and was built on a deep respect for the original character of the house, traditional materials and craftsmanship.

The building is made of unfired brick, and the renovation used natural materials such as wood, stone and clay. Clay plasters, wooden shingles and detailed work with historic elements were applied so that the house does not feel like a new build, but like a premium-restored authentic country property.

The concept rests on a fusion of history and technology. The house is designed to operate as an exclusive village resort in a picturesque Veľká Fatra village — built around rest, wellness, privacy and the atmosphere of a traditional house. At the same time it features an advanced smart home system with voice control of heating, lights, blinds and appliances, plus modes such as night, sleep, wake-up and offline.

Authenticity cannot be built from scratch. Unfired brick, clay plasters and wooden shingles create a product that simply cannot be replicated.
Context, strategy & details

Blatnica is one of the most picturesque villages of the Veľká Fatra mountains — a combination of folk architecture, winemaking tradition (the Blatnica wine cellars), hiking trails through the Gader and Blatnica valleys, and a comfortable distance from overcrowded mountain resorts. For a premium retreat it is the ideal setting — authenticity, silence, nature, yet only 30 minutes from the D1 motorway and the city of Martin.

The 1817 house is one of the oldest historic buildings in the village. The renovation was therefore anything but standard — it demanded craftsmanship with unfired brick, clay plasters, wooden shingles and traditional details. This approach significantly raises the cost of the works, but at the same time produces an offering that cannot be replicated — authenticity cannot be built from scratch.

The project's philosophy is "technology in the service of atmosphere". The smart home system is intentionally hidden — guests do not control it by phone, but by voice or simple scenarios (night, sleep, wake-up, offline). The goal is for technology to add comfort without disturbing the impression of a traditional house.

The wellness programme (steam and Finnish sauna, plunge pool, hot tub, tavern) is an integral part of the stay, not an add-on. Four independent apartments mean a high level of privacy and low occupancy of shared spaces — a key factor for the price category the project is targeting.

The launch is planned for summer 2026. Until then, interiors are being fine-tuned alongside photo documentation, pricing, distribution channels and the experiential scenario of a stay. Significant attention is being paid to visual identity — the house itself is a powerful story and the marketing will be built on it.
